Formerly a tired commercial building built in 1996, ISG delivered full reinstatement and major renovation works of the 30-storey building, spanning an estimated floor area of 340,000 sq ft.
The Grade A commercial development is located at 113-115 Argyle Street, in Mong Kok.
The large scheme involved site demolition across all floors, significant structural strengthening and alterations, upgrade of building management systems including mechanical ventilation, electrical, plumbing, fire services, and the fit out of the owner’s office facilities. The original structure of the building was maintained, but new structural support was added.
We sensitively restored the facilities, including replacement of flooring, ceilings, windows and installation of new lighting and air-conditioning systems (MVAC). Noisy works were carried out after office hours to ensure minimum disruption for occupying tenants.
Updating and upgrading the sizeable development within an ambitious programme was extremely challenging and required strong project management skills, a highly experienced team and effective planning of works to meet the timeframe.
The scale of the project itself meant a huge amount of materials and construction supplies were sourced and procured, and at its peak hundreds of site operatives were working on site. Our team ensured structural stability throughout demolition and construction phases and maintained high standards of site safety for our employees, tenants and public.
The construction took nearly two years to complete with ISG handing over the project after 639 days, and successfully delivering to its commitments on time and to target.
